The map below shows the property at the center of a 25 mile radius circle. The surrounding green area is the San Juan National Forest, providing extensive recreational opportunities year round. Much of the white area to the southwest of the property contains the Southern Ute Reservation.  This map highlights the relatively small amount of private property within Archuleta County. Scheduled flights come into Durango 50 some miles away (38NM) and the newly renovated runway at Stevens Field Airport accommodates private jets.

The Continental Divide forms an arc around the area, providing the residence with a view that stretches from the Rio Grande Pyramid in the northwest to Chama Peak in the southeast.  The Wolf Creek Ski area is out U.S. 160 just over the Divide. 

The 225 acre property is located a short distance southwest from the town of Pagosa Springs, Colorado, and approximately 5 miles from the shopping center and super market.  Or perhaps more important, just 10 minutes from the Chinese takeout.

Below, the Pagosa Springs area map shows the city limits in pink. The  original town is located down by the river in the area labeled "Pagosa Springs."  To the west is the Pagosa Lakes Master Planned Community, with shopping, restaurants, and a major supermarket. The Ambulance Service (EMT's) and the Fire Department are located immediately to the north of this area, and medical services, including the new hospital, is just south..

Only 10 minutes away is the Pagosa Estate property, a hilltop retreat with panoramic views.

Below is a topographical map with the property lines hand sketched over it.  This map shows the hill top on both lots to be over 7,600 feet.  The driveway follows the contours up the valley crossing the lot line in the middle several times.  The residence is located at the top of lot 297. These lots are part of  the Pagosa Lakes development, a Master Planned Community.

This map also shows that all of the property is of a very rugged nature. The hill tops and the hill sides are forested with heavy timber consisting of Ponderosa Pine, Douglas Fir, Juniper and Gamble Oak.  The meadows are covered with native grasses which the elk love, especially in the winter.

The property was part of the greater Taylor Canyon Ranch land and was grazed by cattle and /or sheep. Presently the property is used for recreation, hiking, snowmobiling and wildlife watching.  The main purposes is wildlife habit.  The property could easily be used for many additional purposes, including raising horses or as a hunting preserve.

The property  is bordered by  the San Juan National Forest to the west  and a small ( 29 acres with no access) piece of  Southern Ute property at the southwest corner. The 2200 acre Taylor Canyon is on the south.  On the east is a 105 acre estate owned by the CEO of an aircraft co in California is use restricted and is currently being managed as a Tree Farm .  To the north is the Meadows IV Subdivision of Pagosa Lakes.
